Making a reservation

 A valid credit card is required to charge any deposit detailed in the rate selected. Any remaining balance will be due in accordance to the rate selected (please see individual rates at time of booking). In the event of a cancellation, a refund will be given in accordance to the terms and conditions of the rate selected:

Standard rate - No deposit is required, free cancellation up until 14 days prior to arrival, 7 days prior to arrival the booking is then non-refundable and should be paid in full at this point.

Advnace purchase - Non refundable rate, full payment is taken within 24 hours of booking. If cancelled or modified no refund will be offered.

**We reserve the right to process further charges to the credit card provided should the guest be required to pay for any damages or incidentals as listed below**

In exceptional circumstances it may be necessary to cancel your booking. In the event of a pre-paid package, we shall make all reasonable efforts to offer a suitable alternative date.During peak season and high demand periods we reserve the right not to take one night reservations. Furthermore, weekend reservations and reservations made in high demand periods for 2 nights which are then amended to a one night reservation will be charged for two nights.We reserve the right to decline Stag and Hen parties should we not be made aware prior to booking

General use of the websiteWe shall not ask you to supply any personal data as a condition of your use of these sites. We will only ask for personal data to provide a particular product or service such as making an online reservation, or subscribing to receive further information from us. The provision of data by you is voluntary except where otherwise stated. Should you choose not to provide certain information, you may not be able to take advantage of some of our features. This use will be subject to our terms on personal data set out below

Check In and Check OutCheck-ins are conducted from 3:30PM onwards on the day of arrival, unless otherwise arranged, and guests are required to ring their dedicated check-in number (listed at the bottom of their email confirmations) 30 minutes prior to arrival to ensure swift access to their apartments. Guests will be met at their booked property and shown around their apartment.Unless otherwise agreed in advance, all apartments must be vacated by 10:30AM  on the day of departure and keys returned by posting all keys/fobs/parking permits back through the letterbox on the front door of the apartment. If there is any delay in vacating the apartment beyond the agreed time an additional night's accommodation may be charged to you.Please note you will automatically be charged £50.00 on the day of departure for each set of keys that are not returned. Should any items in the apartment, including linen, be damaged the credit card number given upon check in will be charged as appropriate and you will be notified.

Damage Liability
It is expected that the apartments are left in a clean and tidy order. You are responsible for any damage to the apartment and its contents during your stay which has occurred due to negligence or omission. Any damage must be reported to us without delay.

Guests are advised that we will not be responsible for any loss or damage to your goods or personal belongings kept at the accommodation.

Occupants
Only persons notified to us prior to arrival may occupy the apartment. The number of persons permitted to occupy the apartment is limited to the number of beds available and this limit may not be exceeded, if it is found that guests have more than the permitted number of people sleeping in the apartment, without prior consent, they will be charged accordingly.

Non-smoking policy
All apartments are strictly non-smoking, a £75 charge will be added to the bill of any guests that break this fundamental rule.

Pets
As a general rule, no pets of any kind, are allowed in the apartments, however, this rule is subject to the discretion of management and a nightly fee of £10 is applicable for excess cleaning, please inquire about this should you be travelling with pets. .

Complaints
In the event of any dispute or if we receive serious complaints we reserve the right to terminate your stay without notice. Threatening or aggressive behaviour to members of staff will also not be tolerated in any circumstance. Furthermore, we reserve the right to charge guests who cause disturbance to other guests of VIP Apartments.
